In 2015, R.E. Millward + Associates was retained by Next Property Group to provide land use planning expertise in opposition to a rezoning application based on the height and massing of a proposed new building. The client’s property was directly adjacent to the subject site. Our firm provided evidence for the Ontario Municipal Board hearing on how the proposal did not address certain policies in the Official Plan, and how it breached important zoning regulations as they related to height and massing. The proposed mixed use building that was out of scale and set too close to the client’s property. Subsequent discussions took place to accommodate a development that fit better within the site’s context.
